  • Are you the least expensive company in town?

    It seems there is a new property management company starting out every day, trying to beat everyone else's prices. PURE Property Management of Oregon’s fees are very competitive and we certainly are not the most expensive. On the other hand, we charge a fair price for excellent service. For example, we believe that resident selection is very high on the list of priorities. A poor resident can cost you thousands of dollars. We are experienced and committed to finding the best resident for you at a competitive market rent. When ALL expenses are considered, we are affordable and beyond valuable.
  • Can you pay my monthly property bills for me?

    Yes, and no. We will not make mortgage payments on your behalf, but we can pay taxes, insurance, HOA Dues, or other recurring bills (contact us for more information).
  • Do you charge the resident a security deposit? What about a pet fee?

    Yes. Our policy is that the standard security deposit is based on the screening results and is typically one month's rent or one and a half times the rent. Pets are not allowed without your permission, and specific restrictions may apply. When pets are allowed, an additional deposit is required for each cat, dog or other animal. There is also monthly pet rent of $25 per pet. Any damage above and beyond the pet deposit remains the resident’s responsibility. Pet FEES are not permitted.
  • Who completes the repairs for the properties you manage?

    PURE Property Management of Oregon provides turnover/handyman services, landscaping, painting and truck-mounted carpet cleaning in an effort to reduce vacancy time and offer all-inclusive property maintenance services. We also have an extensive list of vetted licensed and insured vendors that provide excellent service and rates for our property management clients.
  • Why should I hire a professional property management company to manage my rental property?

  • Am I required to make my property available to Section 8?

    Yes, section 8 is considered a source of income. All applicants must meet the same screening criteria.
  • Are you licensed?

    Yes we are licensed in Oregon for property management.
  • Can I reach you after hours?

    We have a 24/7 maintenance concierge service for residents.
  • Can you put the money directly into my account?

    We provide for direct deposit to your checking/savings account on the 15th of each month.
  • Do I get to see the lease or sign it?

    We prepare and sign the lease. We use Multifamily NW, a proven industry leading in producing state compliant forms.
  • How and when do I get my checks?

    On the 15th of each month we send your funds via direct deposit.
  • How is rent collection handled?

    We handle the rent collection duties. Residents can pay electronically or by mail or by using a local pay station.
  • How long of a lease do you sign?

    A typical lease is 12 months. We also offer 9 and 15 month leases depending on the time of year.
  • How much security deposit do you charge the resident?

    The deposit is clearly stated in the screening criteria as 1 -1.5 times the rent amount.
  • How soon can you start managing my property?

  • What type of properties do you manage?

    We manage single family rentals and small plexes.
  • What type of reports do I get and how often?

    The clients portal is a great way to view your reports anytime. The reports are published twice per month. An owner statement, income statement and rent roll are provided. There are other reports available upon request.
  • Who holds the resident's security deposit?

    PURE Property Management of Oregon will hold the resident's deposit in a client trust account.
